Despite the 2024 price increases in the Greek Golden Visa thresholds, applicants can still enjoy the perks of investing in EUR 250,000 in real estate for Greece Golden Visa, acquiring a Permanent Resident in the country.
The government has established two exceptions to the new thresholds for qualifying conversions and restorations, allowing the previous €250,000 limit to remain in effect regardless of the property’s location or size:- Commercial to Residential Conversions: Properties converted from commercial to residential use are eligible, provided that the conversion work is fully completed before the investor submits a Golden Visa application.
- Restoration or Reconstruction of Historic Buildings: Properties of historical or cultural significance undergoing restoration or reconstruction are also eligible, with the condition that the restoration work is completed by the fifth year of residency for the Golden Visa holder to apply for renewal at the latest.
